Welcome to Fairwinds! Condominium ownership may be a new experience for many of you. This website is designed to explain some of the general aspects of living in a condominium and the particular policies, rules and regulations, which apply to all Fairwinds residents, both owners and tenants.
We believe that this site will answer some of the questions you may have regarding condominium living and help you to understand rules and regulations that have been established to maintain Fairwinds property values and the pleasant lifestyle of condominium living.

The Latest News
Great News – Fairwinds re-certified for FHA loans!
Fairwinds of Annapolis Condominiums has been approved/re-certified by the Federal Housing Administration for FHA insured loans. The Condo ID Number is P004990 and the expiration date is 2/16/14*. You can go to https://entp.hud.gov/idapp/html/condlook.cfm, type in the condo ID number in the Condo ID block, select Send and view the record. This approval/re-certification is good for two years.
*6 months prior to expiration, we will be eligible to renew again.
Fairwinds Pool – 2012 Season
The Fairwinds Pool will be open for the 2012 season from Saturday, May 26, 2012 through Monday, September 3, 2012. Pool passes are currently on sale. For details, click here. Pool passes will not be sold during regular office hours.
Community Yard Sale
The Fairwinds Community Yard Sale will be held on Saturday, June 2, 2012. For details, click here.
We are pleased to have Tidewater Management continue to provide coverage 24 hours / 7 days a week.
- The Fairwinds office will be open Wednesdays 12:30-4:30 pm AND by appointment
- We welcome April Gormley, on-site manager. In addition to 24 hour coverage, April will be on site 20 hours a week.

Fairwinds Condominums chose to renovate two of its four tennis courts. We will not be renovating the other courts and are soliciting ideas for the use of this space (Please note: due to health, safety, and liability concerns, this area will not be turned into a “dog park”).
